For over three decades, Tishman Speyer has thought increasingly about sustainability, energy efficiency, respect for the environment and the people who inhabit our buildings. Consequently, 555 Mission Street achieved USGBC's LEED Gold certification.

555 Mission Street is a 34-story Class A Commercial Office building capturing stunning views of the city and the bay with floor-to-ceiling windows. The design of 555 Mission took pride in the simple understanding that human beings live, work and breathe in the structures Tishman Speyer creates.

On this tour, you will discover the following project highlights:
  • As a result of achieving LEED-CS rating, tenants at 555 Mission benefit directly by achieving 10 LEED-CI points + 2 Prerequisite for Improvement Work
  • 86% of the project’s construction waste (1,431 tons) was diverted from landfills and used by recycling agencies;
  • 58% of the projects construction materials were manufactured within 500 miles of the project site;
  • The plaza/living wall creates a habitat for bees in both the planting beds and in the wall trellis’ green wall planting containers;
  • Used 43% less potable water than a typical office building;
  • Building operating policy a triple waste stream recycling program for all tenants;
  • Direct tenant sub-metering equipment that allow tenants to monitor energy consumption and realized the financial benefits of energy conservation measures;
  • Discounted parking spaces for low emitting and fuel efficient vehicles, secured bicycle racks, lockers and showers, and zip cars;
  • Direct view of the outside for 90% of building’s occupants;
